Cost & Pricing

How much does an apartment locator cost?

Zero dollars. Our apartment locating service is 100% free for renters. When you sign a lease at a property we recommend, that property pays us a referral fee. You never pay anything to us — not a deposit, not a consultation fee, not a hidden charge. Ever.

Why is a free apartment locator really free?

Apartment communities build marketing and leasing costs into their budgets. When we refer a renter who signs a lease, the community pays us a commission — similar to how a real estate agent earns a commission when you buy a home. The cost does not get passed on to you because the community would spend that money on advertising anyway.

Are there any hidden fees or obligations?

None. You are not obligated to use any of our recommendations. If you find an apartment on your own, no hard feelings. There is no contract, no sign-up fee, and no cancellation penalty.

Process

How does the apartment locating process work?

It is three simple steps. First, you fill out a quick survey telling us your budget, move-in date, and must-haves. Second, a licensed agent searches hundreds of properties and sends you a curated list. Third, we schedule tours, help with applications, and negotiate the best deal. The whole process typically takes one to two weeks.

How is this different from searching on Zillow or Apartments.com?

Listing sites show you every apartment that pays to be listed. We filter hundreds of options down to the ones that actually match your needs — including off-market properties and unadvertised move-in specials. Plus, we handle the legwork: scheduling tours, submitting applications, and negotiating rent.

Do I have to use the apartments you recommend?

Not at all. Our recommendations are just that — recommendations. You are free to choose any apartment you want. We are here to help, not to pressure.

Timeline

How fast can you find me an apartment?

Most clients receive their curated apartment list within 24 to 48 hours. If you have an urgent move, we can often turn it around same-day. From first contact to move-in, the typical timeline is about two weeks, but we can work faster if needed.

How far in advance should I start looking?

We recommend starting your search 30 to 60 days before your desired move-in date. This gives you time to tour, apply, and handle any paperwork. However, we can absolutely help with last-minute moves too.

Lease Help

What are common apartment lease terms explained simply?

Most leases are 12 months, but some properties offer 6-month, 9-month, or even month-to-month options (usually at a higher monthly rate). Key terms to understand: security deposit (refundable money held by the landlord), application fee (non-refundable fee to process your background check, typically $50 to $75), and admin fee (a one-time move-in charge, sometimes negotiable). We walk you through every line before you sign.

Can you help me negotiate my lease or move-in costs?

Yes. Our agents have direct relationships with property managers and often know about unadvertised specials. We negotiate on your behalf for things like reduced rent, waived admin fees, free parking, or extra concessions.

Pet-Friendly

Can you find pet-friendly apartments?

Absolutely. Just tell us about your pet in the survey — breed, weight, number of pets. We know which communities welcome pets, their specific breed and weight restrictions, and current pet deposit and monthly pet rent amounts.

What is pet rent and how much does it cost?

Pet rent is a monthly fee on top of your regular rent, typically $15 to $50 per pet. Most communities also charge a one-time pet deposit of $200 to $500. Some properties have no pet rent at all — we can help you find those.

Credit & Income

Can you help if I have bad credit or no credit history?

Yes. We work with properties that offer flexible credit requirements, second-chance leasing programs, and income-based approvals. Some communities accept a larger deposit in lieu of a credit check. Let us know your situation and we will find options that work.

What income do I need to qualify for an apartment?

Most apartment communities require gross monthly income of 2.5 to 3 times the monthly rent. For example, if rent is $1,500, you would typically need to earn $3,750 to $4,500 per month before taxes. Some properties allow a cosigner or accept alternative proof of income.

Move-In Specials

What kind of move-in specials are available?

Move-in specials vary by property and time of year, but common deals include one to two months of free rent, waived application or admin fees, reduced security deposits, and free parking. We keep track of current specials across all three markets and match you with the best deals.

When is the best time to find move-in specials?

The best deals are usually available from October through February, when leasing activity slows down. Summer months (May through August) tend to have fewer specials because demand is higher. That said, good deals exist year-round — our agents stay on top of them.
